Maintenance Program

1) What is a Maintenance Program

A Maintenance Program Service (MPS) is offered to assure you the proper operation of your air conditioning and/or heating system’s you need them most All Year Round.

2) What it does for you:

Scheduled service, designed to fit your requirements, provides proper care of your equipment by qualified service–men.

3) What is done for you:

The following procedures are adhered to and reported after every call:
• Report to owner upon arrival and departure
• Open equipment for service
• Clean Compressors, Motors, Fans
• Tighten electrical connections
• Inspect contactor points for burning
• Dust and/or clean any dirt or debris from electrical components
• Adjust pulleys and belts (replace belts as needed, charge for belt only)
• Oil or grease bearings as required
• Check refrigerant pressures (as required)
• Check supply and return air temperatures
• Check amperage draws of compressors and motors
• Check heat exchanger for cracks (where applicable)
• Test pilot assembly and gas valve (where applicable)
• Check evaporator and condenser coils for dirt build–up
• Clean and test condensate drains
• Change filters (as required)
• Close equipment, replace all panels and screws, check a cycle for proper operation
• A written report shall be given to the customer pertaining to the condition of the equipment, with recommended necessary improvements or repairs

Furnace Maintenance

1. Lubricate fan and motor bearings as required
2. Replace filter (standard throwaway type only)
3. Check belt and drives. Adjust or replace when necessary
4. Check operation of burners and controls
5. Adjust primary air mixture for efficient combustion
6. Clean pilot and burners as needed
7. Inspect vent and draft diverter for defects
8. Examine heating element for cracks
9. Check operation of safety controls
10. Check operation of temperature controls — adjust or calibrate if needed
